As a home inspector, it is important to ensure that the property is safe and secure for the clients. This includes checking the water and gas systems to ensure they are functioning properly. However sometimes, it is equally important to not turn on the main water or main gas during the inspection (if they are off).
There are several reasons why home inspectors do not turn on water or gas.
First -it can be dangerous. The home inspector does not know the condition of the pipes or the gas lines, and turning them on could result in a gas leak or water damage. This could put the inspector and the clients in harm's way.
Second - it may cause property damage. If the water or gas has been turned off for a reason, such as a leak or a damaged pipe, turning it on could cause further damage and lead to costly repairs.
Finally, home inspectors do not know why things are turned off or unplugged. It could be intentional or accidental, and plugging these things in without proper knowledge can lead to unnecessary complications or damage.
That's why it's so important to have all appliances (if there are any) plugged in and all utilities on at the time of inspection. This helps the inspector do a full and complete inspection of the house, and helps prevent the need for a return trip by the inspector.
If utilities are shut off (water / power / gas), home inspectors have to assume that they are off for a reason (either valves don't work properly, the lines are broken, something is being worked on but is not completed...etc.) No one wants a flooded home or a gas leak.
